SUCCESSFULLY DEVELOPED INFILL DWELLING AT KINGSFORT  PARK, DERRY.

SPOT THE NEW DWELLING ?

PPS 7 and PPS 7 Addendum have significantly tightened up planning policy and planning and environmental criteria in relation to new infill dwellings within established residential areas.

MKA worked on behalf of a private client to obtain planning permission at planning appeal for an infill dwelling at Kingsfort Park, Garden City,  Londonderry.

The PAC felt that the relationship of the proposed dwelling with the existing dwelling was similar to that already existing between No 2 and No 4 and was satisfied that the proposal would have no adverse impact on the residential amenity of adjacent properties and allowed the planning appeal.

Photographs of the developed dwelling indicate that it is hard to identify the new dwelling within the streetscape and it fits perfectly into the urban context and is entirely in keeping with the residential character of the area.

Successfully developed infill dwellings such as this can serve as a precedent for similar developments elsewhere.
